Last year when Brad Olinger, owner of Sterling Homes, began designing Parkland View, combining the latest and greatest in luxury home development, he knew he wanted to blend the project to become part of the community. The name Parkland View was created because the property is located between two beloved Cincinnati parks, Ault Park and Alms Park. Olinger weaved elements of Mount Lookout Square into the exterior elevation and created seven unique designs for seven unique single-family residences.
Olinger regularly asks people what they are looking for in a home and community so that he can be sure to incorporate those visions into his designs. He consistently hears that homeowners are seeking high-end finishes, deluxe amenities, open floor plans and easy living.
“They also want convenience and accessibility, and this project offers that for all types of buyers,” says Micha Gleisinger, listing agent with Comey & Shepherd Realtors. “The residences offer single-family living with a lock and leave lifestyle, with easy access to amazing parks and green space right in your backyard.”
In addition, homeowners can be downtown within minutes, giving them the best of both worlds — access to a rich city life while at the same time enjoying a quaint neighborhood experience.
No level of detail was overlooked, which is the quality that one would expect from Sterling Homes. For instance, every entry door was fully customized; several were handmade. In addition, the gas lights add character.
“It doesn’t look like a standard flat commercialized property devoid of personality,” says Gleisinger. “When the gas lights are twinkling at night, you aren’t walking past a flat façade. Instead, you’re walking by seven individual homes that just happen to share a wall.”
Community feedback has been hugely positive. Buyers like the fact that these homes offer all the amenities of having a yard, privacy, and interior space without an HOA. Plus, the customizable packages are easily accessible for the consumer.
“It’s not an arduous process like some people foresee new construction to be,” says Gleisinger. “They can see the finished project and make it their own.”
Sterling Homes is known for building environmentally friendly, energy-efficient homes. As a result, the Parkland View homes qualify for the Gold-level Leadership in Energy and Environmental Design (LEED) certification. This means homeowners qualify for the City of Cincinnati’s CRA property tax abatement, which, according to Gleisinger, could save them upwards of $14,000 annually.
Though townhomes are becoming more popular across the country, Parkland View stands out because of their elite finishes and unique, private outdoor spaces. For instance, they have spacious rear patios as well as rooftop terraces that overlook the heart of Mount Lookout Square.
“Everything has a nice feel and flow to it,” says Gleisinger. “Not only is there plenty of privacy but these amenities are also incredible for entertaining.”
